This Sleepery features co-working and co-living spaces that create a sense of belonging along with a thermally heated pool to make your trip special in every way.

Urban Lounge Sleepery Rotorua is U Hotel Group’s latest accommodation offering in New Zealand’s steamy paradise. This new refurbished property is super conveniently located in the located and right in Rotorua’s City Centre, at 1286 Arawa Street which is directly opposite Kuirau Park. This is the perfect setting with an abundance of geothermal activity, sporting facilities and natural beauty. We are a short 3-minute stroll away from the city centre where all the cafes, restaurants, bars, shopping and retail outlets will ensure a very memorable stay in Rotorua.

From a Single Bed with shared facilities to the Deluxe Family Suite with kitchenette and ensuite facilities, we have options that suit all travellers looking for that perfect stay in Rotorua! Most rooms feature balconies and ensuite bathrooms and all rooms feature the latest in-room entertainment IPTV Solution that allows you to cast whatever content from your mobile phone to the TV securely. This easy connection between device and TV, means you can cast content from your own account securely and no personal data is left behind on check-out. Superfast Wi-Fi is another highlight at Urban Lounge Sleepery as we have implemented individual fibre Wi-Fi access points in each room allowing you to download and upload to your heart’s content at some seriously high internet speeds.

Cook up a storm and make new friends at the “Mess Hall”, our communal kitchen on the first floor and for the digital nomads, connect at “Co-Lab” our co-working space and “Hush Solo” our quiet booth, both situated on the Ground Floor. All work and no play makes Jack a dull boy and so take a break at “Bean Around” and sip on Latte or a cup of tea and a snack before chilling out at Kat’s Poolside Oasis for some well-deserved pool time.

There is a guest laundry located on the Ground Floor and ironing facilities are available on all floors for your convenience. There is car-park available to all guests on a first come, first served basis with on street car-parks available directly opposite the Sleepery.

We are big on security and privacy and have listened to U and your needs when it comes to contactless check-in and check-out, which has resulted in automated service offerings. You’ll adore the keyless hotel and room entry, and contactless check-in and check-out processes when you complete your online check in. Our staff are available from 9am to 6pm daily and outside of these hours we are available via call or email.  If you are arriving after 6pm or have any questions don’t worry, we have a contact service via phone and messaging service which will operate throughout so yes . . . it’s available for 24 hours but only slightly differently

We are big on security and privacy and have listened to U and your needs when it comes to contactless check-in and check-out, which has resulted in automated service offerings. After hours we offer 24/7 assistance via our messaging service and contact number along with external, entrance way and hallway security cameras to ensure peace of mind throughout your stay.  Access to the building and rooms are via a keypad lock which uses a unique code and this information is sent to you on the day of your arrival.

Check in from 2pm and Check Out at 10am. We may be able to offer a late check out if the room is available. Just ask one of our friendly crew. We will be able to store your bags if you are departing later in the day.

Please note that there are some rooms on the ground level but all other rooms are accessed stairs.  The lobby, pool, co-working spaces and laundry are all located on the ground floor. There is no elevator access to the Mess Hall (Kitchen) and rooms located on the 1st , 2nd and 3rd levels of the building.

There are many different ways to get to/from the airport. Ride-share operators, shuttles, local taxis operate in Rotorua. Prices may vary depending on the day and time of booking.

Yes, we welcome your little furry friend as a guest of the Sleepery in our Queen + 1 Single with kitchenette and ensuite bathroom room type ONLY.  There are 3 of these rooms available and all rooms are located on the ground floor with a paved yard so there is space for pets to stretch out. Pets are not allowed in the Pool area. Pet charges apply.

Yes, all registered guests are welcome to use our kitchen, dining area, co-working spaces and laundry during your stay.  We ask that you clean up after yourself when you have used kitchen crockery/utensils as a courtesy to other guests.  We provide cleaning soaps and materials for your convenience.

We are located close to the city and within easy walking distance so U do not need to bring the car but if you have to then no worries, we have on-site car-parks at the property that can be utilised on a first come first served basis. Charges apply to vehicles parked on site (from $10 per vehicle, per night).  On Street Carparks are available and we will be happy to assist with queries.

Paid laundry is available for washing and drying.

Urban Lounge Sleepery is a 100% smoke-free property.  Smoking and Vaping is only permitted in rooms with balconies. We request you to use ashtrays provided in rooms with balconies and refrain from throwing cigarette butts from balconies. Smoking and Vaping is not allowed in any of the rooms, corridors, kitchens, lobby or swimming pool areas. A cleaning fee of NZ$250 will be added for smoking in a non-smoking room or in public areas.
